Montreal-area home sales fell nearly 7% in May
Montreal home sales fell 6.8% in May as prices kept rising across the market. See how inventory, unemployment and demand shifts are reshaping the market.
Home sales in the Montreal area declined 6.8% year over year in May, according to the Quebec Professional Association of Real Estate Brokers, even as prices continued to climb.
The board said 4,623 residential properties changed hands in the Montreal census metropolitan area, down from 4,962 in May 2025. Sales fell across all property types and remained close to the average pace seen over the past decade.
The group said weaker labour market conditions and changing population trends have cooled demand in recent months. It also pointed to a rise in unemployment and slower population growth linked to immigrationrelated restrictions. At the same time, supply has expanded, with new listings and overall inventory both increasing. Median prices rose across the market, including singlefamily homes, condominiums and plexes.
