Vancouver home sales fell 4.6% as prices eased and inventory stayed elevated See August market data, benchmark prices, and what the slowdown means next

Home sales in the Vancouver region fell 4.6% in August compared with the same month a year earlier, extending a slowdown that began in May and is expected to continue through the end of 2026. Greater Vancouver Realtors said 1,869 homes sold last month, which was 20.7% below the region’s 10year seasonal average. Chief economist Andrew Lis said inventory has eased from 2025 highs, but weaker sales have helped push prices lower across the market. The benchmark price for all residential properties in Vancouver was $1,081,900 in August, down 5.6% from a year earlier and 0.6% from July. The board also said 4,100 new listings came onto the market last month, down 3% year over year and slightly below the 10year average. Total inventory was 15,798, down 2.7% from a year earlier but still above the longterm average.
