Montrealarea home sales declined 7% year over year in April, according to the Quebec Professional Association of Real Estate Brokers, as buyers remained cautious amid economic uncertainty and higher prices.
The board said 4,744 residential properties changed hands in the Montreal census metropolitan area, down from 5,102 in April 2025. Its assistant director and senior economist, Camille Laberge, said affordability remains a major challenge, especially for firsttime buyers.
Prices increased across major housing categories. The median price of a plex rose 3.7% to $865,000, the median singlefamily home price climbed 3.2% to $645,000, and the median condo price edged up 0.2% to $425,000. At the same time, new listings increased 9.1% to 8,241 and total inventory rose 14.9% to 20,959 units.
